The article is devoted to a comprehensive study of appraisal zoning of the territory as a fundamental method of spatial differentiation of real estate value. The essence of appraisal zoning as an interdisciplinary category at the junction of cadastre, economics, geography and land law is revealed, emphasizing its key role in the system of mass cadastral valuation for the purposes of taxation, land management and territorial planning. Based on Russian regulatory documents, the methodology of appraisal zoning, including a chain of successive stages, is analyzed in detail. Particular attention is paid to the factors determining the cost and the critical role of GIS technologies in ensuring the quality and visibility of the process. The practical significance of appraisal zoning is confirmed by an original study on price zoning of land plots for individual housing construction in Krasnodar. Using the Avito platform data, based on the principles of mass appraisal, the authors identified 9 statistically significant price zones, revealing significant spatial heterogeneity of the market. The conducted research substantiates the fundamental importance of constantly improving, scientifically based assessment zoning to ensure fair taxation, rational land use, maintaining the investment attractiveness of territories and the balance of public and private interests.
