The article examines methodological approaches to appraisal zoning of the territory as a fundamental tool of state cadastral valuation and rational management of land resources. The essence and principles of appraisal zoning, its goals in the context of ensuring fair taxation, effective land management and urban zoning are considered. The main approaches to the allocation of price zones, including the use of GIS technologies, are analyzed in detail. The need for a flexible combination of methods to improve accuracy is emphasized. The regulatory framework for appraisal zoning in the Russian Federation is covered. The key role of appraisal zoning as an economic and geographical basis for transparent and reasonable management of real estate values at the regional and municipal levels in the context of current problems of urban development and digital transformation is determined.
