The article presents an analysis of the use of land under garages (on the example of the Leninsky administrative district of the city of Tyumen). Based on the analysis carried out, urban planning zoning of the Leninsky administrative district of the city of Tyumen was carried out, according to which areal indicators of urban planning zones were established. On the territory of the Leninsky administrative district of the city of Tyumen, 71 garage cooperatives were considered, as a result of which an analysis was made that the bulk of the objects are located in the western, southwestern and northwestern parts. These objects are absent in the northern and eastern parts. It is concluded that in the total amount, in the territory under consideration, of all cooperatives, 62% participate in the «garage amnesty», 32% do not participate, and 6% do not meet the conditions. As a result of the analysis of urban development zones occupied by garage cooperatives, the features of the organization of the use of land occupied by garages have been established. In addition, an analysis of existing objects under garages was carried out for compliance with the requirements for registration of such objects in order to enter information into the unified state register of real estate and register the right.
